The collateral consists of a one-story plus basement and mezzanine car dealership building containing 30,000 square feet of gross area. In addition to a showroom with 24’ ceiling height, the building includes office space, a 10,000 square foot service area and a parts department. The property is situated along one of the region’s major retail thoroughfares. The immediate area is a destination for car shoppers with over 12 locations within 3 miles of the subject. The property is net leased to an auto dealer who owns and operates 11 other dealerships. Titan’s loan refinanced a maturing mortgage and allowed the borrower to retire other debts.
